Linden Court Fixer Upper

I received a Zillow alert this week on a 2-BR fixer upper in Jackson Heights for an unbelievable $219k.

Unbelievable, because when I track the address in Streeteasy, it turns out this apartment is located in the lovely Linden Court. Linden Court is one of my favorite prewar co-ops in all of Jackson Heights for it's gorgeous oversize windows. It's credited with being the first co-op built in the neighborhood in 1921, when both light and air flow were considered essential to good health and architects paid attention to such things.

The unit does need a substantial amount of work, judging by the photos (the tile laid over the hard wood floors is in my opinion, criminal). But at $219 per sq ft and with that amazing wall of windows in the livingroom, this apartment has big Renov8or appeal.

If we weren't already in contract on our lovely 2BR with parking garage, I would have to check this one out. You know how I love a fixer upper! (Though R is not a fan of these walk ups with dumbwaiter -- and parking for him, was a must-have.)

I would of course, thoroughly investigate the financials. This is one of those co-ops that was designed as several standalone buildings and each building has its own co-op board -- and its own financials. Ask when the mechanicals, the roof, and the facade were last updated. And if there was an assessment in the last two years or if there will be one coming.

Potential drawbacks: It is on the third floor of a walk up and the second bedroom is small. But I think it's simply lovely -- and a good investment. The same unit on the top floor sold for $290k in 2010.

  1. The building itself is solid. The building has a good size interior garden. However, the location is not ideal as it is too close to the elevated 7 train. For someone who is not bothered by the constant train noise, this close location to 7 train may be considered as a bonus.
